The Select Water Damage Restoration Process:

1. Moisture Mapping

We start by inspecting the water damaged area to determine loss with both non-penetrating and penetrating moisture meters.

2. Review Emergency Work Order Agreement

We’ll issue an “Emergency Work Order Agreement” that, once signed, will authorize us to perform necessary work and bill your insurance company. We do not collect any deductible owed at this time.

3. Begin Dry Down

Each water loss is different and needs a custom designed to return the area to its original condition through the use of proven industry techniques, which typically include:

  • Open affected ceilings and walls
  • Remove porous and hazardous materials
  • Place dehumidifiers and air movers
  • Remove molding, wet pad or carpet, and insulation
  • Treating damage with eco-friendly anti-microbial agents
  • Drill holes in walls

4. Monitor and Test Pre-Loss Moisture Level

Our water remediation equipment will be left on site for 3-5 days. Depending on the job, we may check in to perform moisture readings or adjust equipment. We will conduct a final moisture test and inspect the affected areas to ensure the drying process is complete and the property is dried to IICRC standards.

5. Prepare and Deliver Estimate

Most insurance policies mandate that we mitigate damages immediately, so no estimates are required before mitigation begins. Within 24 hours of our initial response, our estimators will come to your home and prepare a full assessment detailing the scope of work for the mitigation bill as well as a detailed bill for restoration of the project.

How Much Do Michigan Water Damage Restoration Companies Charge For Water Mitigation?

The average cost of simply drying out a property from a category 1 water damage with no further damage done or restoration needed starts at around $2,500, this consists of removing base molding, drilling holes, extracting water from carpets and setting drying equipment for 3 days. The average cost of drying out your home or business and repairing the damage done to areas like drywall and carpeting could be as high as $10,000. Water damage clean-up, dry-out and repair costs continue to go up from here depending on the source of the water, how much water, and how great the damage.

There are significant health risks associated with the water damage restoration process. There are also health risks, including severe illness and death, as well as the potential for toxic mold to be left behind as well.

Time and temperature can also affect the quality of water, thereby changing its category. *Refer to the IICRC S500 for complete definitions.

The 4 Primary Classifications of Water Damage Restoration

Class 1 is the least amount of water, absorption and evaporation.  It affects only part of a room or area, or larger areas containing materials that have absorbed minimal moisture.  Little or no wet carpet and/or cushion is present.

Class 2 involves a large amount of water, absorption and evaporation.  It affects at least an entire room of carpet and cushion (pad).  Water has wicked up walls less than 24 inches.  There is moisture remaining in structural materials and substructure soil.

Class 3 involves the greatest amount of water, absorption and evaporation.  Water may have come from overhead.  Ceilings, walls, insulation, carpet, cushion and subfloor in virtually all of the entire area are saturated.

Class 4 relates to specialty drying situations.  Wet materials with very low permeance/porosity (eg. hardwood, plaster, brick, concrete, light-weight concrete and stone).  Typically, there are deep pockets of saturation, which require very low specific humidity.  These types of losses may require longer drying times and special methods.

The 3 Primary Classification Of Water Damage Restoration

Not all water damage restoration cost are equal. Their are 3 category’s to water damage.

Category 1 originates from a sanitary source (clean water) and poses no substantial risk.

Category 2 contains significant contamination (ground water) and has the potential to cause discomfort or sickness if contacted or consumed by humans.

Category 3 is grossly contaminated (raw sewage) and may contain pathogenic, toxigenic or other harmful agents.
